According to Privacy Policy pursuant to section 13 of the Legislative Decree n.196/2003, we offer the following information:
1. Personal data obtained from you will be processed for the purposes concerning your accommodation and other services supplied by us.
2. Processing will be carried out in the following modalities: manual and computerised.
3. Provision of personal information is compulsory and any refusal to do so could entail the impossibility to carry out procedures required for this assignment.
4. Personal data will not be communicated to third parties, or diffused.
5. The data controller is: easyhomes s.a.s
6. It will be possible to exercise your rights at any moment towards the data controller, according to section 7 of the Legislative Decree n. 196/2003, which is reproduced in full for your convenience:
Legislative Decree n.196/2003, Section. 7 – Right to access personal data and other rights
1. The person involved has the right to obtain confirmation of the existence of his/her personal data, regardless of their being already recorded, and communication of such data in intelligible form.
2. The person involved has the right to obtain information regarding:
a) the source of his/her personal data;
b) the purposes and modalities of processing;
c) applied logic when processing by electronic means;
d) of the identification data concerning data controller, data processors and their representative designated as per Section 5(2);
e) of the entities or categories of entity to whom or which the personal data may be communicated and who or which may get to know said data in their capacity as designated representative(s) in the State’s territory, data processor(s) or person(s) in charge of the processing
3. The person involved has the right to obtain:
a) updating, rectification or, when interested, integration of said data;
b) cancellation, anonymity or blocking of data that has been processed unlawfully, including data whose retention is unnecessary for the purposes for which they have been collected or subsequently processed;
c) certification to the effect that the operations as per letters a) and b) have been notified, as also related to their contents, to the entities to whom or which the data was communicated or diffused, unless this requirement proves impossible or involves a manifestly disproportionate effort compared with the right under protection.
4. The person involved has the right to object, in whole or in part:
a) on legitimate grounds, to the processing of personal data concerning him/her, even though they are relevant to the purpose of the collection;
b) to the processing of personal data concerning him/her, when it is carried out for advertising purposes or direct sales or for market research or commercial surveys.
Terms and Conditions
1.Foreword
The General Contract Conditions reported below regulate the applicable terms and conditions, according to the Legislative Decree 206/2005, Section 50 and ff of the Italian Civil Code, for the contract stipulated between the Client and easyhomes s.a.s. of Anna Rotti & C. (indicated as “easyhomes” subsequently) for transitory reasons and having as object the property chosen by the Client on the internet site www.easyhomes.it.
2. Object
The object of this contract is the use or temporary use of a real estate rental unit, as well as the provision of easyhomes of extra services such as hotel-like services and not.
2.1 Property Selection. The Client can ask for information by e-mail regarding both the availability and the price of the selected Property by filling in the specific form available on the website in the section called: “Contact and Reservations”.
2.2. Reservation Procedures. If the request of the Client and the offer of easyhomes correspond, the latter will send the Client a Confirmation of Reservation with the contract proposal having the selected property as object, therein specifying the address, the rental period, the rental amount, the down payment, the security deposit and any eventual additional costs (Art. 3.1.) as well as the number of tenants.
In acceptance, the Client must correspond the down payment and send proof of payment together with copies of identity documents to easyhomes within 3 days. If the Confirmation of Reservation is not returned to easyhomes within the specified deadline, it will be deemed as not valid.
2.3. Contract stipulation. The Contract will be considered stipulated as soon as easyhomes receives the Confirmation of Reservation (if necessary duly filled in with Client’s missing details) and the payment of the amount on deposit (or evidence of payment).
3.Costs and payment
3.1. The Total Cost, found in the Confirmation of Reservation, corresponds to the total cost related to the whole rental period of the property or to the agreed monthly rental cost (30 days). The down payment corresponds to an anticipated payment on the total cost and must be paid when Reserving, by bank transfer or by Paypal, and a copy of the payment must be sent to easyhomes with copy of the identity documents of the tenants. The Balance corresponds to the difference between the two and must be fully paid 7 days before the beginning of the rental period or when checking in if paid by cash. Extra Costs refer to our optional services, such as regular cleaning of the property, linen change, activities described in the following Art. 8.3 and 8.5, and access to Internet. These services are subject to 22% IVA (Tax). The Client must deliver the payment for the Property in the terms and conditions agreed upon in the Confirmation of Reservation. In the case of a rental lasting longer than one month, the payment of the following month must be delivered 7 days before the beginning of the following rental month.
It is understood that, unless stated otherwise in the Confirmation of Reservation, this rental cost shall be deemed to include the initial and final cleaning of the apartment (with the exception of what is stated in the following Art. 8. and ff) and the costs of electricity, gas, heating and water.
3.2. In the case of monthly rental (30 days) or more, the costs of electricity and gas are agreed upon a flat rate, i.e.:
- Studio flat: Euro 50,00/month
- Two room flat: Euro 75,00/month
- Three room flat: Euro 100,00/month
- Four room flat: Euro 125,00/month
In the case of a rental period of less than 30 days, these costs are to be considered included in the rental payment. Eventual different costs related to specific properties will be communicated to the Client by easyhomes and specified in the Confirmation of Reservation.
3.3. In the case of late payment, easyhomes has the right to ask an external Debt Recovery Company or retain chosen counsel to carry out the legal action needed to recover rental payments and eventually apply for an injunction from the Court. All procedural and legal costs will be entirely borne by Client.
3.4. In the case of rental contracts longer than 29 days, all registration costs of the contract will be divided as such: 50% to be paid by easyhomes and 50% by the Client.
3.5. At the moment of the Reservation a voucher will be sent to the Client containing all the specifications and booking procedures. The Client must then print copy of the voucher and show it when checking-in.
4. Down payment
The Client must deliver the down payment, non-interest bearing for the Client, at the same time as the total balance payment is delivered, according to the terms and conditions specified in the Confirmation of Reservation. This down payment will be returned to the Client by easyhomes within 5 working days of the end of the rental Contract by bank transfer – although the Client paid it cash/cheque unless otherwise agreed between the Parties – with prior communication of Client’s bank details, exception made for eventual deductions mentioned earlier in Art. 3.1 and further in Art. 8 and ff, as well as for any other amount of any kind, of which easyhomes is in credit. It remains understood that in these cases or in the case of any damage caused by the Client, easyhomes will have the right to withhold part of or the whole amount of the down-payment, and will return the balance as soon as the owner of the rental property and/or suppliers offer the exact evaluation of the damage and/or of the accrued credit. Shouldn’t the amount of the down-payment be sufficient, the Client commits to pay the additional sums within 5 days of notification, as per the agreements with easyhomes and/or described in the Confirmation of Reservation.
If not, easyhomes has the right to ask an external debt recovery company or retain chosen counsel to carry out the legal action needed to recover the credit, charging Client with all incurred the procedural and legal costs.
4.1. When checking in, once the Client and easyhomes have examined the property and found it satisfactory and complete in its equipment, the two parties will sign the check-in document and the attached sheet with list of the equipment. Any possible complaint or discovery of damage not observed when checking-in must be communicated to easyhomes within 24 hours of arrival in the apartment.
4.2. In the case of loss of keys, easyhomes will charge the Client with the cost of remaking the keys (and this could vary between 100,00 Euro and 300,00 Euro or even more, depending on the type of keys, if coded or particular) as well as charge the Client with the costs, if needed, of the changing of the locks of common parts of the property.
5. Duration, Termination, Extension and Cancellation of the Reservation
5.1. The length of the contract is indicated in the Confirmation of Reservation. The eventual cancellation of the rental contract of the property must be effected by means of written communication, by fax or e-mail, and will not lead to any refund of what already received by easyhomes, except for eventual different agreements between the Parties.
5.2. In the event of cancellation of the Reservation with advance notice of 1 week or more before the effectiveness of the contract, easyhomes has the right to withhold the whole amount of the down payment (50% of the amount due for the Stay) as a compensation for the withdrawal.
In the event of cancellation of the Reservation with advance notice of 6 days or less before the effectiveness of the contract, easyhomes has the right to withhold the total amount for the stay as a compensation for the withdrawal.
6. Replacement of property
easyhomes reserves the right to replace the property at any time, before or during the rental period, with another property of the same value or more, when, in circumstances beyond their control or for any other reason, the Company is no longer able to grant Client the charming stay in the chosen Property. In the event that the Client, for rational and proven reasons, refuses the exchange of properties, easyhomes will refund the Client of the amount received. No additional amount will in any way be paid by easyhomes to the Client.
7. Arrival and departure
7.1. The keys of the property will be given to the Client by easyhomes’ appointee at the agreed place and time, between 9am and 6pm. The Client must immediately give notice of any possible delay to easyhomes and to the personnel in charge of the property. Considerable delays, delays without prior notice, check in/out out of office hours (from Monday to Friday, from 9 am to 6pm) and check in/out on public holidays will entail an extra cost on the basis of what better here below specified:
12am to 9 am 9am to 8pm 8pm to 12am

Saturday, Sunday and Holidays € 120,00 € 40,00 € 80,00
At the moment of the delivery of the keys of the property, the person in charge representing our Company, will give the Client a form with a brief description of the status of the property, of the appurtenances, of the annexed structures of all endowments of the property at the date. The Client agrees to sign the above mentioned form, with the right to point out in writing any possible observation. In the event that the Client should not be able to move into the property on the day of effectiveness of the contract (this due to delay, to strike by public transport, to personal reasons or whatever) he will not be entitled to any refund by easyhomes. The determinations referred to in this subparagraph also apply to the release of the Property (including any anticipated departures from the expiry date of the contract).
8. Client obligations
8.1. The Client agrees not to allow the continuous presence in the property of a number of persons superior to and/or differing from that stated in the Confirmation of Reservation. The breach of this obligation shall entail a penalty for the benefit of easyhomes equal to 30% of the total rental cost of the property for each added and/or differing person than those declared, with the possibility for easyhomes to decide not to allow their stay in the above mentioned property. At the moment of the reservation the Client must provide by fax or e-mail the identity documents for any adult who will be staying in the property.
8.2. The Client expressly states that every tenant will be in Italy according to law as an Italian citizen or, if a foreigner, in compliance with regulations concerning public security (therefore possessing either visa or resident permit) and assumes direct responsibility for all documents needed to be in compliance with the regulations.
8.3. The Client agrees to manage the property with care, keeping it clean and in perfect conditions, refraining from any action that could cause damage to it and/or to its appurtenances and/or to the annexed structures and/or to its endowments .In the case of contracts lasting at least 30 days, according to what is declared in the following Art. 9, the Client agrees to authorize appointees of easyhomes to carry out periodic checks on the status of the property. In the unlikely event of Client’s ascertained negligence in the use and management of the property in its good conditions and cleanliness, easyhomes will first give notice to the Client and then carry out all necessary actions, and charge the Client for the incurred costs (or detaining the amount from the down-payment, according to previous Art. 4).
8.4. The Client agrees to use the property in full compliance with the Condominium Rules and those of neighbourhood. It is forbidden to use the property for illegal purposes or prostitution.
8.5. When checking out the Client agrees to leave the property in the same conditions as it was found and also to:
a) provide washing of the dishes, fires and and kitchen equipment;
b) empty both fridge and freezer of any food;
c) throw out the garbage in trash receptacles according to the current regulations concerning garbage disposal.
In case of non-compliance with but one of the above mentioned activities – at letters a), b) and c) – an Extra Cost of 50,00 euro + I.V.A. will be withheld from the down-payment (Art.4).
8.6. The Client also agrees to return the keys of the property as per the agreements taken with easyhomes.
8.7. The Client agrees not to reproduce and/or supply third parties with copy of the keys to the property and/or not to reveal the eventual access codes to third parties. The loss of the keys or possible damage to the lock will entail the cost of a new lock and of 5 sets of keys.
8.8. The Client agrees to observe common security measures to prevent the entry of unauthorized persons in the property and for the protection of the property from adverse weather conditions for the whole rental period as described in the Confirmation of Reservation. It is agreed that, in the event of non-compliance with these obligations, the Client will be responsible of any possible damage caused to the property and/or to its endowments.
8.9. The Client agrees to use the supplied devices -including any router Wi-Fi connection- under the terms established by law avoiding any misconduct and/or criminal intention, and agrees not to take them out of the property and/or to provide any third parties with their login informations.
9. Access to the Property.
The person entrusted by easyhomes and/or third parties authorised by the above, identifiable on Client’s request, will be entitled to access to the Property to carry out any possible repair and/or up keeping and/or check-up. The Client will receive advance notice unless there is an Emergency. The Client also agrees to authorise visits of the Property, up to a maximum of 4 hours per week, if the Property is put up for sale by the owner.
10. Animals
Unless expressly authorised in writing by easyhomes, it is forbidden to the Client to house in the property animals of any kind. Should the Client house any kind of animal, thus causing disturbance to the neighbours and/or damage to the furniture of the Property easyhomes reserves the right to conclude the contract at any moment and to claim for any possible damage. In this case easyhomes also reserves the right to withhold the amounts received by way of penalty.
11. Interruption of Utilities
easyhomes will not be held responsible towards the Client for any possible interruption in the supply of and/or cut off of electricity and/or of gas and/or of water and/or of telephone/internet/ TV if not attributable to the Company.
12. Limits of Responsibility
It is understood that, within Legal limits and as per the agreement, the amount of possible damages easyhomes can refund the Client will not exceed the amount actually paid by the Client to easyhomes.
13. Express resolution clause
13.1. By written notice easyhomes has the right to terminate the Contract at any time and with the validity of the communication to be delivered by hand to the Client, or by e-mail/fax under the following circumstances:
a) in the unlikely event of non-payment of the amount equal to, depending on the case, a percentage (down-payment) or top the total amount of the property rental, within the time and as per the agreements and conditions foreseen in the Confirmation of Reservation or
b) in the unlikely event of non-payment by the Client of the balance of the rental cost for the Property within the time and as per the conditions foreseen in the Confirmation of Reservation or
c) in the unlikely event of non-payment by the Client of the bailment indicated in the Confirmation of Reservation, within the time and conditions therein stated or
d) in the unlikely event of non-compliance with the good management of the Property (see Art. 8) or
e) in the unlikely event of housing any kind of animal (see Art. 10).
13.2. In the presence of cases as per letters b) and c), easyhomes has the right to withhold as a penalty the down-payment received from the Client, according to what is stated in the Confirmation of Reservation.
14. Theft or damage
easyhomes will not be held responsible for possible thefts, with or without break-in or tampering, or damage to Client’s belongings, or to those of other tenants.
15. Applicable Law and Competent Court
The here mentioned General Contract Conditions and the Contract itself are governed by and subject to the Italian Law. All disputes that may arise between the Client and easyhomes, in relation to the Contract, will be subject to the exclusive jurisdiction of the Court of Milan.
