General Terms and Conditions of Contract
The General Terms and Conditions of Contract set forth below regulate the terms and conditions applicable, pursuant to Legislative Decree no. 206/2005, art. 50 et seq., to the contract entered into between the Client and EasyHomes S.r.l. (hereinafter referred to as “EasyHomes”) for temporary purposes and having as its subject the Property selected by the Client from those listed on the website www.easyhomes.it.
The subject of this contract is the temporary use or enjoyment of a real estate unit, along with the provision by EasyHomes of additional hotel-type and non-hotel services.
2.1 Selection of the Property
The Client may request information regarding the availability and prices of the selected Property by sending the appropriate form available on the website under the “Contacts and Bookings” section via email.
2.2 Booking Procedure
In the event that the Client’s request corresponds to the EasyHomes offer, the latter will send the Client a Booking Confirmation with the contractual proposal concerning the selected Property, specifying:
- Address of the Property;
- Rental period;
- Amount of the rent, the Down Payment, the security deposit amount, and any additional costs (art. 3.1);
- Number of occupants.
To accept, the Client must pay the Down Payment amount and send the payment receipt along with copies of the occupants’ identity documents within 3 days. The Booking Confirmation not sent to EasyHomes within the indicated term shall be considered devoid of any effect.
2.3 Execution of the Contract
The Contract shall be deemed executed upon receipt by EasyHomes of the Booking Confirmation (possibly completed with the Client’s missing data) and the payment of the amount relating to the Down Payment (or proof of payment).
3.1 Price and Payment Methods
The Total Price shown on the Booking Confirmation corresponds to the consideration for the entire period of use of the Property or the agreed monthly consideration (30 days).
- Down Payment: advance on the total price, to be paid at the time of Booking via bank transfer or PayPal. A copy of the payment must be sent to EasyHomes along with a copy of the occupants’ identity documents.
- Balance: difference between the Total Price and the Down Payment, to be paid within 7 days before the start of the usage period or on the day itself (if paying in cash).
- Extra Costs: optional services (periodic cleaning, linen change, activities referred to in arts. 8.3 and 8.5, Internet access), subject to 22% VAT.
For contracts with a duration of more than one month, the rent payment must be made in advance within 7 days from the beginning of the subsequent rental month.
Unless otherwise indicated in the Booking Confirmation, the consideration is understood to include: initial and final cleaning, energy and gas consumption, heating, and water.
3.2 Flat-rate utility fees for electricity and gas (for periods ≥ 30 days)

For periods of less than 30 days, such expenses are included in the price. Any different amounts for specific Properties will be communicated by EasyHomes and specified in the Booking Confirmation.
3.3 Late Payment
In the event of late payment, EasyHomes may entrust an external company or a trusted lawyer with debt collection activities, up to the issuance of an injunction order. Procedural and legal expenses will be borne by the Client.
3.4 Contract Registration Fees > 29 days
Any contract registration fees will be split 50% borne by EasyHomes and 50% borne by the Client.
3.5 Booking Voucher
At the time of booking, the Client will be sent a voucher containing all the specifications and methods of the booking. The Client is required to print and bring the voucher with them at the time of check-in.
Upon arrival, the Client shall pay, via credit card (unless otherwise agreed), a non-interest-bearing security deposit, in the terms and conditions set forth in the Booking Confirmation. Such deposit will be fully refunded within 3 business days from the termination of the Contract, save for any deductions for damages, extra costs, or amounts for which EasyHomes is a creditor. In the event of ascertained damages, EasyHomes shall have the right to partially or fully retain the deposit, proceeding with the refund of the net amount as soon as an exact economic evaluation is received from the Property owners and/or suppliers. Should the deposit prove insufficient, the Client undertakes to pay the higher amounts within 5 days of notification. Failing this, EasyHomes may initiate debt collection activities, charging the Client for procedural and legal expenses.
4.1 Check-In Report
Upon handover of the apartment, the Client and EasyHomes will sign the Check-In Report after verifying the integrity of the property and its related equipment. Any complaints for damages not detected at check-in must be communicated within 24 hours of entry.
4.2 Loss of Keys
In the event of loss of keys, EasyHomes will charge the Client the cost of replacement, which for coded or special keys may range from € 100.00 to € 300.00 and beyond, depending on the type and any need to change the locks of common areas.
5.1 Duration and Withdrawal
The duration of the contract will be indicated in the Booking Confirmation. Any withdrawal must be effected by written communication (fax or email) and will not entail any refund of amounts already paid, save for different agreements between the Parties.
5.2 Cancellation of the Booking
- Cancellation before the start date: EasyHomes shall have the right to retain the entire amount paid at the time of the Booking.
- Cancellation with ≤ 48 hours’ notice: EasyHomes shall have the right to retain the entire Total Price (even if not yet paid).
EasyHomes reserves the right to substitute the Property at any time, before or during the period of use, with another Property of equal or higher quality if, due to force majeure or for any other reason beyond its control, it is unable to ensure the Client’s enjoyment of the selected Property. Should the Client, for reasonable and proven reasons, refuse the property offered in substitution, EasyHomes will refund the sums received up to that moment. No further amount shall be due by EasyHomes to the Client for any reason whatsoever.
7.1 Key Handover and Times
The keys to the Property will be handed over from the place and time previously agreed, between 9:00 AM and 6:00 PM. The Client shall immediately communicate any delay to EasyHomes and the appointed representative.

At the time of key handover, the representative will deliver to the Client a form containing a brief description of the condition of the Property. The Client undertakes to sign it, without prejudice to the right to indicate any observations in writing. In the event that the Client is unable to occupy the Property from the start date of the contract (delays, strikes, personal reasons, etc.), they will not be entitled to any refund from EasyHomes. The same provisions also apply to the Property release operations.
8.1 Number of Occupants
The Client undertakes not to allow the continuous stay of a number of people greater than and/or different from those indicated in the Booking Confirmation. Non-compliance will result in a penalty equal to 30% of the total price for each extra person, without prejudice to EasyHomes’ right to deny their stay. Identity documents for each occupant must be provided at the time of booking.
8.2 Legal Status in Italian Territory
The Client declares that every cohabiting person/employee will be legally present on Italian territory, assuming direct responsibility for the necessary documentation.
8.3 Care and Maintenance of the Property
The Client undertakes to use the Property with care, keeping it clean and in perfect condition. For contracts ≥ 30 days, the Client authorizes periodic checks by an EasyHomes representative. In case of negligence, EasyHomes will provide the necessary interventions, charging the cost to the Client or deducting it from the Security Deposit.
8.4 Compliance with Condominium Regulations
The Client undertakes to use the Property in full compliance with any Condominium Regulations and the rules of good neighborhood. It is forbidden to use the Property for illicit acts or prostitution.
8.5 Cleaning and Waste Disposal at the End of the Stay
At the end of the period of use, the Client undertakes to leave the Property in the same condition in which it was handed over and to:
- a) wash the dishes and kitchen utensils;
- b) empty the refrigerator/freezer of food items;
- c) throw the garbage in the appropriate bins respecting the waste disposal rules.
In the event of non-compliance with even a single one of the above activities, an Extra Cost of € 50.00 + VAT is provided, to be deducted from the Security Deposit.
8.6-8.9 Other Obligations
- Return the keys as agreed with EasyHomes;
- Not reproduce/deliver keys or access codes to third parties (loss entails compensation for the cost of a new lock + 5 sets of keys);
- Observe ordinary safety precautions to prevent entry by strangers and damage from weather events;
- Use the equipment (including Wi-Fi connections) in accordance with the law, avoiding misconduct, and not take the devices out of the Property nor provide third parties with access information.
The EasyHomes representative and/or authorized third parties, identifiable upon request, shall have the right to access the Property to carry out repairs, maintenance, necessary checks, or to show the Property to third parties. Except in cases of emergency, the Client will be informed in advance. The Client also undertakes to authorize visits to the Property, up to a maximum of 4 hours per week, in the event that the Property is placed for sale by the owner.
Unless expressly authorized in writing by EasyHomes, the Client is forbidden to house animals of any kind in the Property. EasyHomes reserves the right to terminate the contract at any time and claim compensation for any damages should the Client house animals causing disturbance to neighbors and/or damage to the furnishings. In this case, EasyHomes reserves the right to retain the amounts already paid as a penalty.
EasyHomes shall not be liable to the Client for any involuntary suspensions and/or interruptions of the supplies of electricity, gas, water, telephony/internet, Satellite or Digital Terrestrial TV.
To the extent permitted by law, the amount of any damages payable by EasyHomes to the Client in relation to the Contract shall not exceed the sum actually paid by the Client to EasyHomes in relation to the Contract itself.
13.1 Grounds for Termination
EasyHomes shall have the right to terminate, at any time and with immediate effect, the Contract by written communication (by hand, email, or fax) in the following cases:
- a) Failure to pay the down payment or the Total Price within the established terms;
- b) Failure to pay the balance within the established terms;
- c) Failure to pay the security deposit within the established terms;
- d) Behaviors contrary to the proper management of the property (art. 8);
- e) Housing of animals without authorization (art. 10).
13.2 Penalty for Breach of Contract
In the cases referred to in letters b) and c), EasyHomes shall have the right to retain, as a penalty, the percentage (down payment) of the price relating to the Property previously paid by the Client.
EasyHomes shall not be liable for any theft, with or without breaking or tampering, or damage to the Client’s goods, to other persons using the Property, or to third parties.
These General Terms and Conditions of Contract, as well as the Contract, shall be governed by Italian law. Any dispute that may arise between the Client and EasyHomes in relation to the Contract shall be under the exclusive jurisdiction of the Court of Milan.
